SDA in plain English

What SDA is, and what it pays for.

Specialist Disability Accommodation, or SDA, is NDIS funding for the home itself: housing built or heavily modified for people with extreme functional impairment or very high support needs. It comes from the Capital budget in your plan, and the test is deliberately high, so only a small fraction of participants are ever funded for it. The NDIS explains the rules in its guide to Specialist Disability Accommodation.

The SDA payment goes to whoever owns and maintains the dwelling, not to you and not to your support provider. You still pay a Reasonable Rent Contribution towards it, commonly calculated as a share of the Disability Support Pension plus any Commonwealth Rent Assistance you receive, along with your own food and utilities.

SDA does not pay for the people who support you. That is Supported Independent Living, a separate part of your plan, and many people in SDA have both. Our guide to SIL vs SDA sets out the difference.

Design categories

The four SDA design categories.

Every SDA dwelling is enrolled with the NDIA against a design category, which describes how the building is built, not how much support is delivered in it. The four categories are Improved Liveability, Fully Accessible, Robust and High Physical Support.

SDA homes: the questions everyone asks.

Do I need SDA funding to live in these homes?

Yes. To live in an SDA home you need SDA in your NDIS plan at a design category the home is enrolled for. If you are not sure, ask us or your support coordinator and we will talk it through before you book a tour.

Is SDA the same as SIL?

No. SIL pays for the people who support you, while Specialist Disability Accommodation funding relates to specially designed buildings for people with extreme functional impairment or very high support needs. Many people in SDA also have SIL funding, but the two are approved separately and paid to different organisations.

What does onsite overnight assistance mean?

It means the dwelling is set up for a worker to be there through the night. In Granville, for example, every villa has a separate room with its own bathroom for onsite overnight assistance, so support can be close by without sharing your space.

What do I pay to live in an SDA home?

The SDA payment covers the dwelling and goes to whoever owns and maintains it. You pay a Reasonable Rent Contribution towards it, commonly calculated as a share of the Disability Support Pension plus any Commonwealth Rent Assistance you receive, and your own food, power and phone.
