NDIS Accommodation Explained: Understanding NDIS Homes and Housing Options
Finding the right place to live is a big decision. Under the NDIS, participants have more housing options than ever, and understanding them makes the choice far less daunting.

Housing is more than a roof
Where you live shapes your independence, your routines and your sense of belonging. The NDIS recognises this, which is why housing and living supports are a core part of many plans.
The two supports people ask us about most are Supported Independent Living (SIL) and Specialist Disability Accommodation (SDA). They are often confused, but they answer two different questions: SIL is about the support you receive, and SDA is about the building you live in.
Supported Independent Living (SIL)
SIL funds the day-to-day support you need to live well, whether that is help with cooking, personal care, medication prompts or building skills. It can be delivered in a shared home with other participants or in an individual arrangement.
The level of support is set by your plan, so it can range from a few hours a day to around-the-clock staffing. The goal is always the same: as much independence as possible, with support quietly there when you need it.
Specialist Disability Accommodation (SDA)
SDA is purpose-built housing for participants with extreme functional impairment or very high support needs. Think accessible design, robust construction and assistive features built into the home itself.
SDA and SIL often work together: the SDA home provides the right physical environment, and SIL provides the support inside it.
How to work out what fits
The right option depends on your NDIS plan, your goals and your support needs. You do not have to figure it out alone. Our team can look at your plan with you and give you a clear, honest answer about what is possible before anything starts.
The best first step is simply to visit a few homes, bring the people who help you decide, and see what feels right.
